A Couple of Tips to Keep Mold Out of Your Home

When someone has a mold problem they always seem surprised. But the truth is that most of the time, mold takes time to grow. I have seen hundreds of attics and crawl spaces and those are the areas that have the most issues. But even in areas like that, where it isn’t common to observe on a regular basis, there are simple things that you can do so that when you do decide to sell your home, major issues like mold growth don’t shock you.

     Mold needs four things to grow : Moisture, a food source (an edible organism like wood), time, and the right temperature. As a side note It is interesting that in a way humans need the same things to grow, and we shouldn’t be upset that mold is growing when we build structures that is, in all reality, a perfect environment for mold to grow. But a common misconception that a lot of people don’t understand is that if you have water in your attic or crawl space, you will automatically have mold. Where water is never good in either place, flowing air is the common denominator that is lacking when I find mold problems. It is important to realize that even if you have mold spores in your attic or crawls space, they will not grow into a problem if you have enough air flow. Because the air is always pushing the spores around that they cannot grow and colonize. One thing that I see in the attic many times is that people sacrifice energy efficiency for air quality. Many people place so much insulation in their attic that they don’t always realize that they need to have their soffit vents open with air flowing in their attic, but their vents are covered with insulation. If you do have a lot of insulation in your attic make sure that you have baffles with open access from the vent to the rest of the attic. These are very inexpensive and can be found at your local hardware store.
     Another issue that I see often is with crawl spaces. When you look at your vent from the outside and it is right on the soil, or less than two inches from the soil, you could have some (very fixable) issues. If water gets on the soil, it will easily enter a crawl space through the vent, potentially causing hundreds or thousands of dollars in problems. But all you need to do is go to a hardware or home improvement store and purchase a foundation vent well for, usually, under fifteen dollars. Then you dig a couple of feet down under the vent, and then you install the vent well. This will help with a lot when it comes to minimizing water in the crawl space.
    These are just a couple of simple steps that you can do to help minimizing major issues and save you a lot of money in the future.
